Our fees cover a multitude of different property designs, constructions and appropriate statutory compliance activities, and you will not therefore require all the activities listed in our Agency Agreement.    We can supply a copy of our Agency Agreement to you on request and highlight the possible items your particular situation may require.

All Fees are inclusive of VAT at the prevailing rate and are payable where we introduce a Tenant who enters into a Tenancy Agreement to rent the property.  You are responsible for this Fee on the signing of the Tenancy Agreement.  You agree to pay us the monthly commission throughout the terms/period(s) the property is tenanted.

Let Only / Tenant Find

Fixed Fee of :

  • 1 or 2 bed flat:  £360 (£300 plus VAT).
  • 2-3 bed house:  £420 (£350 plus VAT)
  • 4 bed above £450  (£375 plus VAT)

Tenant Credit Check (through Let Alliance) Circa £14.40  (£12.00 plus VAT) per applicant

Copy Appliance Instruction Manuals (if available on-line); £18 per Manual (£15 plus VAT)
Withdrawal Fee:  75% of the applicable fixed fee above
We can arrange the following if required:-

  • Gas Safety Certificate; Cost dependent on the number of gas appliances
  • Energy Performance Certificate; cost circa £55
  • Electrical Installation Condition Report;  For initial test circa £90 plus VAT.  Further costs dependent on remedial works required,
  • Inventory;
    • Entry Inventory from £100; dependant on property size
    • Exit Inspection from £80; dependent on property size
  • Legionella Risk Assessment;
    • High Risk Properties (with stored water, E.G. immersion tank, jacuzzi bath);  undertaken by BrodentTrident – cost obtained on instruction
    • Low Risk Properties (e.g. combi boilers).  We will undertake a Legionella Risk Assessment.  Cost £50 plus VAT.

Managed Service

  • Standard 10% plus VAT of rental monies received

Tenancy Set Up Fee:   £72 (£60 plus VAT)  For the preparation of the Assured Shorthold Tenancy Agreement (or such Agreement as stipulated by law), and supplying the Tenant(s) and Guarantor(s) with the documentation required in compliance with the Deregulation Act 2015.
